Private Equity Real Estate investors have many approaches to their investment strategies and yield objectives. In today's "new normal" many investors are choosing the safest and most dependable investments for consistent cash flow and modest yields. For these co-invest clients, Paladin offers our Stabilized Property Program, which focuses on the acquisition of properties that are well located  peak performers for occupancy, rent increases, dependable expense ratios and therefore are easy to finance or re-sell.

 

These are property types that have little downside risk over a period of time and usually out-perform the market. We specifically source assets that we can enhance value with modest capital improvements, offer a fresh look and an innovative management approach. These assets can offer consistent annual cash flow yields to investors in the 6%-9% range and overall target yields of 10-12% annualized over a 3-5 year hold.  These "Coupon Clipper" Equity Investments can feature a fully occupied, well maintained multi-family or a retail property in the heart of town.

Paladin Preferred Capital's programs include specially designed Joint Venture or Co-Investment relationships with owner-managers of high performing and well located properties. These owners may be seeking a buy-out of a partnership or TIC interest or a cash out event, through the sale of a partial interest in their property. Owners must demonstrate a proven track record of the subject property for at least two years, with all related due diligence support items. The partial sale must be permitted by the ownership operating agreement and the loan documents. Subject properties are typically post value-add, currently stabilized multi-family, medical and retail assets that are not listed for sale.

 

Paladin Preferred Capital structures the deal points to determine worthy investments and proposes yield objectives to match our investment guidelines. Our investment is usually 2-4 years, with an optional buy-sell provision. The overall activity is performed exclusively with licensed real estate brokers. Contact us for more information.

Alliance members earn "recurring"  fees for closed transactions, as real estate brokers. Advisors also offer specialized real estate related services to Paladin & our clients including Legal, CPA, Due Diligence, Asset & Property Management, Leasing and Advisory services. Advisors meet each quarter in a Paladin sponsored social venue to interact with the many key members of the Paladin Circle of Influence.
