Private Equity Real Estate Sponsors know how to source and manage value-add properties in their specialty area. Their relationships allow them to source off-market assets not available to general investors. They have their finger on the pulse to spot the needle in the haystack. Experienced sponsors are management savvy. Their infrastructure allows them to efficiently execute a plan to achieve a double digit annualized yield for the project's investors (plus depreciation).  

 

Paladin Preferred Capital is such a sponsor and our vast network of resources actively and consistently source attractive deal flow. Then our in-house team oriented, infrastructure executes our business plan for Peak Performance of each property.

 

Several opportunities offer double-digit annualized returns and can still be considered as extremely safe and forecast as significantly profitable investments.

 

We prefer multi-family and retail assets in solid locations. Our philosophy is to protect investment capital first, then try to maximize yield and value with a sophisticated and transparent approach.

Our strategy includes:

 

  • To work closely with each Capital Provider to match their investment guidelines with quality investments and to co-invest.

  • To work closely with property sponsors to thoroughly understand their financial operations, track record and their capital needs.

  • Underwrite transactions effectively prior to presentation to Investment Committee. Perform efficient due diligence.

  • Determine form of capital most appropriate for each transaction.

  • Choose from various capital & debt markets and determine best choice for transactional capital stack.

  • Manage a highly confidential, discreet business plan to accomplish the mutual strategic objectives of the Co-investor & Paladin.

  • Negotiate deal terms, contracts as a principal.

  • Create PPM (Private Placement Memorandum) & operating management agreement.

  • Invest in each PPM.

  • Follow up with required financial review & execution

  • Manage each property with Peak Performance intent and execution.
